Senior Director of Real Estate

Retail grocery chain.

REPORTS/RELATIONSHIPS:

This position will report directly to ­­­­the Vice President of Real Estate and Construction. The Senior Director of Real Estate will be responsible for the overall direction, coordination, and evaluation of the real estate function, including the management of a high-performing functional team.

BASIC FUNCTIONS:

The individual who occupies this position will be expected ­­­­to coordinate the activities of the real estate department of the company and negotiate the acquisition and disposition of properties by performing the following duties personally or through reporting supervisors.

Specific duties will include, but not necessarily be limited to:

  • Provide leadership of the department staff; supervisory responsibilities include interviewing, hiring, and training employees, planning, assigning, and directing work, full-encompassing performance management responsibilities; ensure that these responsibilities are carried out in accordance with the company’s policies and applicable laws.
  • Partner effectively with the construction department to develop shopping centers, office buildings, and housing dwellings.
  • Prepare lease agreements, record rental receipts, and perform other activities necessary for the efficient management of company properties, including both acquisitions and dispositions.
  • Perform routine research on zoning ordinances, traffic, and condemnation considerations.
  • Direct appraiser to inspect properties and land under consideration for acquisition, and recommend acquisition, lease, disposition, improvement, or other actions consistent with the best interest of the company.
  • Authorize or request authorization for maintenance, acquisition, and sale of non-operating company properties such as dwellings, apartments, or condos.
  • Evaluate and promote the industrial development potential of company properties.
  • Negotiate contracts with sellers of land, developers of shopping centers, and tenants of company properties.
  • Set standards for acceptable terms and conditions relating to leases and contracts and communicate with the legal department and subordinates the acceptable practice of the company.
  • Work with market research to provide assistance in developing standards for the best possible sales forecasting tools the market has to offer.
  • Be the gatekeeper for processing and bringing capital projects to senior management for their approval.
  • See that leases are administered and that assets are managed to exceed industry standards, including the payment of common area and tax bills.
  • Other duties may be required or assigned.

REQUIREMENTS:

  • Minimum of ten years of experience in commercial real estate, preferably in a consumer retail environment across multiple markets.
  • Experience with transaction management and real estate finance; strong capabilities in lease negotiation and alternative deal structures with an ability to interpret both quantitative and qualitative datasets.
  • Demonstrated business acumen and understanding of business implications of decisions; orientation to profitability; demonstrated knowledge of market and competition; alignment of work with strategic goals.
  • Analytical ability to synthesize complex or diverse information; collect and research data; use intuition and experience to complement data; design workflows and procedures.
  • Impeccable and concise communication and presentation skills, verbal and written.

  • Bachelor’s degree required; master’s degree preferred, or equivalent combination of education and experience.

COMPENSATION:

Compensation will be commensurate with experience including a competitive base salary, bonus opportunity, and competitive benefits package.
